Full Appraisal in the city/community of San Diego and throughout most of San Diego County
A
full appraisal includes reporting on the standard appraisal forms that are customarily used by lenders when ordering appraisals in San Diego. A full inspection of the property is performed, including the measuring of the outside and a sketch. The is the most comprehensive appraisal type and should be used anytime there may be a dispute over value. This report type is frequently used for bankruptcy, divorce, estates, trusts, before buying or selling, and taxes. Typically, the FNMA 1004 (house) or FNMA 1073 (condo) forms are used. |

Short-Form Appraisal in the city/community of San Diego and throughout most of San Diego County
A short-form appraisal includes the same inspection as the full appraisal and will result in the exact same value as the Full Appraisal. The difference is that a shorter form is used that does not include the same degree of description. This is a good option for when a detailed description of a property is not needed. An example scenario includes before buying a property or before selling a property in where the ordering the appraisal have full knowledge of the condition and quality of the features and do not need a written description of them. This report type is also frequently used for bankruptcy, divorce, estates, trusts, and taxes. The appraisal is usually completed on a FNMA 2055 form. |

Drive-By Appraisal in the city/community of San Diego and throughout most of San Diego County
A Drive-By appraisal is completed on a short appraisal form and only includes an inspection of the property from the street. This is a good option for situations when a specific value is less important but you need a credible 3rd party value opinion. An example would include a bankruptcy where every sale in the area is below the value needed for success in bankruptcy court but an appraisal will help solidify your argument. This report type is frequently used for bankruptcy, estates, trusts, and taxes. The appraisal is usually completed on a FNMA 2055 form. |

Desktop Appraisal in the city/community of San Diego and throughout most of San Diego County
This is a restricted use appraisal completed without a physical inspection that relies on your description of the property and what is available in the public record, the MLS, and other public resources. The report is completed on a single page appraisal form. The appraised value will be as accurate as your description of the property. Photos are often emailed in as well. This report type is frequently used within families, for taxes, and before buying or selling a property. This is a good option when access to a property is not possible as well. |
